Before Cottonwood Creek Was Cottonwood Creek

Cottonwood Creek Estates took shape during Richardson’s continued northward growth in the 1970s, when residential development was expanding toward what is now The University of Texas at Dallas and the city’s northern boundary.

Public property records show homes in Cottonwood Creek Estates Sections 2 and 3 being built from the mid-1970s through around 1980. Houses on Brandy Station, Mill Springs, Pittsburg Landing and nearby streets reflect that development period, with traditional one- and two-story brick homes on lots commonly around a quarter acre.

The neighborhood’s street plan also gives Cottonwood Creek an unusually memorable identity. City of Richardson maps show streets including Bunker Hill, Valley Forge, Brandy Station, Mill Springs and Bull Run, alongside Gettysburg, Vicksburg and Pittsburg Landing elsewhere in the neighborhood. Together, the names create a distinctive American-history theme woven directly into the subdivision’s street grid.

Over the decades, the once-new subdivision matured alongside UT Dallas and the surrounding Canyon Creek area, while its relatively limited entrances and interior street pattern helped preserve a tucked-away residential feel.
