Before Estates West Was Estates West
Before Estates West was developed, the broader area north of Dallas and around Richardson was still transitioning from farmland into suburbia. The Texas State Historical Association notes that Richardson remained a largely agricultural community until the 1950s, when new residential additions began replacing cotton fields as the region’s population grew rapidly after World War II. Estates West became part of that transformation. Property records identify the neighborhood’s legal subdivision as Richardson Heights Estates West, connecting it to the larger Richardson Heights development pattern that spread westward during the 1960s. Homes on streets such as La Avenida, La Risa and El Pensador were already being built by 1966 and 1967, with additional sections following through the end of the decade.
By 1968, Richardson ISD had opened James Bowie Elementary on La Manga Drive with just twelve classrooms, another sign of how quickly this formerly rural edge of Dallas was filling with new homes and families.
