Parkview Estates Richardson TX Neighborhood Guide & Local History

Parkview Estates is an established Richardson neighborhood in ZIP code 75080, known for mature trees, traditional brick homes and a location beside Heights Park. Much of the neighborhood developed in the early 1960s, when Richardson was rapidly expanding westward and new subdivisions were filling in around newly acquired parkland.

Explore Parkview Estates homes for sale, recent sales and current market information below, along with the history behind this early Richardson neighborhood.

Before Parkview Estates Was Parkview Estates

Parkview Estates took shape during one of Richardson’s most important periods of suburban growth. In the mid-1950s, the City of Richardson began assembling land for what became Heights Park, purchasing 22 acres in 1956 and additional acreage in 1958 and 1961. The park was therefore taking shape just before and during the years when nearby Parkview Estates homes began appearing.

Public property records show homes in Parkview Estates First, Second and Third Sections dating primarily from 1962 through 1964. Streets such as Parkview Lane, Winchester Drive, Parkhaven Drive and Dumont Drive reflect that early-1960s development period.

The neighborhood’s name is especially fitting because several Parkview Estates homes sit immediately beside Heights Park. What was once newly purchased parkland and a fresh suburban subdivision has since matured into one of Richardson’s established residential areas, with the park remaining a defining feature of the neighborhood.

Did You Know? The City of Richardson began acquiring land for Heights Park in 1956, several years before many Parkview Estates homes were built. Today, Parkview Lane runs directly along the park, making the neighborhood name unusually literal.
