Before Richardson Heights Estates North

Before Richardson Heights Estates North was built, west Richardson was part of the agricultural landscape surrounding a much smaller town. Cotton became one of the area’s principal crops after the Civil War, and Richardson retained a largely rural character well into the 20th century.

That changed dramatically after World War II. The arrival of major employers such as Collins Radio and Texas Instruments, along with the opening of Central Expressway through Richardson in 1954, helped trigger rapid population growth. Richardson’s population rose from 1,288 in 1952 to 16,810 by 1960, while residential additions such as Richardson Heights replaced former cotton fields with new suburban streets and homes.

Richardson Heights Estates North was part of that westward expansion. Homes were already being built here by the early 1960s, with recorded examples dating to 1962 and additional sections developing through the middle of the decade. Streets such as Cherokee, Cheyenne, Ottawa, Mohawk and Mimosa reflect the neighborhood’s distinctive naming pattern and remain recognizable parts of the area today.

By the time later west Richardson neighborhoods were being built in the 1970s, Richardson Heights Estates North was already an established community.

Did You Know? Richardson’s population grew from just 1,288 in 1952 to 16,810 by 1960. Richardson Heights and related additions were among the neighborhoods that rapidly replaced surrounding cotton fields during that extraordinary period of suburban growth.
