Reality: You Still Need Representation
If you’re buying a home in Dallas, North Dallas, Richardson, Plano, Allen, or Frisco, you’ve probably heard this before:
“You don’t really need a Realtor. Just go straight to the listing agent or builder.”
It sounds simple. Maybe even smart.
But here’s the reality:
👉 The listing agent or builder rep already works for the seller. Not you.
And that matters more than most buyers realize.

Who Actually Represents You in a Real Estate Transaction?
In Texas, real estate agents have a fiduciary duty to their client.
That means:
- A listing agent represents the seller
- A builder’s sales rep represents the builder
- Their job is to protect the seller’s best interests, not yours
Even if they’re friendly, helpful, and professional (and many are), they are legally obligated to prioritize the seller.
Why This Matters for Buyers in Today’s Market
The North Dallas market has shifted. More inventory. More negotiation. More moving parts.
That creates opportunity… but also risk.
Without your own representation, you could be:

- The builder has already factored agent commissions into pricing
- The on-site agent works for the builder
- Pricing, upgrades, and incentives are structured to benefit the builder
And here’s the kicker:
👉 If you don’t bring your own agent on your first visit, you may not be able to add one later.
What Having Your Own Agent Actually Does for You
A good buyer’s agent isn’t just unlocking doors.
They are:
Your advocate
Negotiating price, terms, repairs, and timelines
Your strategist
Helping you win in competitive situations without overpaying
Your filter
Catching red flags before they become expensive problems
Your guide
Walking you through contracts, inspections, financing, and closing
And most importantly:
👉 They sit on your side of the table.
“But Isn’t It Easier to Just Use the Listing Agent?”
It might feel easier upfront.
But easier doesn’t always mean better.
In many cases, using the listing agent creates a situation called dual agency (or intermediary in Texas) where the agent must remain neutral.
That means:
👉 You lose full advocacy
👉 You lose negotiation leverage
👉 You lose someone fully in your corner
