The Local Market Shift No One Is Talking About (Until Now)

by Kelly Reber

While headlines keep shouting about high interest rates and national housing slowdowns, something different is happening right here in North Dallas, Richardson, and Plano—and most people are missing it.

Whether you're buying, selling, or just watching the market from the sidelines, here's the inside scoop on the shift that's quietly changing how real estate works in our neighborhoods.

Inventory Is Rising—But So Is Buyer Activity

Here’s what most news outlets aren’t telling you: while inventory has ticked up slightly across Collin and Dallas Counties, buyer demand has also started to heat back up—especially for move-in ready homes in established neighborhoods.

The result? We’re seeing:

  • More listings staying on the market just a bit longer (giving buyers more choice)

  • But still experiencing multiple offers on well-priced, well-presented homes

This isn’t a buyer’s or seller’s market—it’s a strangely balanced one, and it requires strategy on both sides.

Out-of-State Interest Is Quietly Fueling Demand

While it’s not as intense as the pandemic-era relocation boom, we’re still seeing a steady stream of buyers from California, New York, and even Illinois relocating to North Texas for job opportunities, lifestyle upgrades, and—yes—affordability.

This ongoing interest is keeping prices relatively strong in cities like:

  • Richardson (especially near tech hubs and transit)

  • Plano (with top-rated schools and corporate HQs)

  • Frisco & North Dallas (where demand for lifestyle communities remains high)

Pricing Is Leveling Out—but Expectations Haven’t

One of the biggest shifts I’m seeing? Sellers who expect 2021 bidding wars and buyers who expect 2008 discounts. The truth is somewhere in between.

What’s really happening:

  • Homes priced too high are sitting longer and needing price reductions

  • Homes priced right are moving quickly and often getting solid offers

Educated buyers and realistic sellers are the ones winning right now.

The Homes Standing Out? They're Staged, Updated & Smartly Marketed

In this shifting market, presentation matters more than ever. Buyers have more choices now, and they’re being pickier with their offers.

That means:

  • Professionally staged or decluttered homes are standing out

  • Homes with minor upgrades (lighting, flooring, paint) are outperforming others

  • Smart marketing—including video, virtual tours, and great photography—is making a huge impact

Gone are the days of “list it and they’ll come.” Strategic presentation is now the name of the game.

So, What Does This Mean for You?

If you're a buyer, now is your chance to explore without the panic of competing against 30 offers. You have room to negotiate, but you’ll still need to act fast on the good ones.

If you're a seller, pricing and presentation are everything. This market still favors you—if your home is positioned correctly.

And if you’re just watching from the sidelines? Know this: real estate is local. The national headlines don’t tell the whole story—but I do.
